Our client is a real estate investment and development company based in Dallas, Texas. The company’s extensive retail, mixed-use, medical, and capital relationships are enhanced with real-time market data and its affiliation with a prominent real estate platform. The company’s principals have been directly involved in over six million square feet of retail, medical, and mixed-use developments and investments exceeding $2.4 billion in value. The company has developed 40+ deals in the past 5 years, totaling over 4.2 million square feet. They provide investment and development expertise for ground-up developments, value-add, and distressed assets, partnering with national, regional, and local restaurant, entertainment, residential, and hospitality operators to create great places.

Role

The Development Sr. Analyst/Associate position is ideal for someone eager to expand their knowledge and experience in commercial real estate development. Reporting to the Vice President of Development, this role will work closely with all team members, including the principals, to provide support across all phases of the development process, including underwriting, financing, due diligence, closing, leasing, construction, and disposition. This is an opportunity for an individual passionate about real estate to gain hands-on exposure to the development process with significant potential for growth within the company.

Responsibilities

Daily responsibilities include, but are not limited to:

  • Assist Principals in evaluating new development opportunities to ensure alignment with the company’s development criteria.
  • Perform detailed financial analysis for internal use and external capital partners, including monthly draw request reports for project investors.
  • Prepare financial materials, including debt and equity offering memorandums, as well as tax and investor reporting.
  • Maintain detailed Excel tracking sheets for development items, including critical lease dates, project delivery dates, shopping center exclusive uses, and tenant signage agreements.
  • Manage current budgets and cash flows, including handling project invoices.
  • Coordinate development tasks such as due diligence, entitlements, schedules, and budgets.
  • Review due diligence materials to identify extraordinary costs or potential issues that may arise.
  • Assist in coordinating pre-development work, including preliminary architecture, site design, zoning issues, and local government support.
  • Interact with third-party consultants, including attorneys, title agents, brokers, architects, engineers, and construction consultants.

Qualifications

  • Financial and valuation modeling; experience with commercial real estate is a must.
  • Deep understanding of financial concepts (DCF, ROI, IRR, NPV, Cap Rate, etc.) and factors affecting these metrics.
  • High degree of maturity, keen attention to detail, and a proven willingness to accept significant responsibility and manage a challenging workload within a fast-paced entrepreneurial environment.
  • Self-directed and can work independently and as part of a team with professionals at all levels to drive project deliverables on time and on budget.
  • Ability to effectively and efficiently present information, written and orally, with principals, brokers, investors, lenders, consultants, and governmental officials.
  • Strong research, quantitative, writing, analytical and problem-solving skills.
  • Strong ability to multi-task with an ability to manage multiple projects with tight deadlines.
  • High level attention to detail, strong organizational and follow-through skills.
  • Advanced skills with Microsoft Office Suite, especially Excel.

Education

  • Bachelor’s Degree.
  • 0-4 years of experience in an analyst position.
  • Experience in the real estate industry.
